Details for each Proposal

 

1.   Epping (T3) – Beecroft Road (south) and Bridge Street–

Epping is a Town Centre in the Lachlan Macquarie Ward. The proposal is for a streetscape upgrade on the western side of Beecroft Road and the northern side of Bridge Street up to Rawson Street. Consideration will also be given to the Epping Planning Study currently being undertaken by the Department of Planning and Hornsby Shire Council. The rationale to consider works in this section of the Epping Town Centre is:

·    Beecroft Road is a high pedestrian and traffic area, and the footpath is in poor condition along the section between Carlingford Road and Bridge Road.

·    It is unlikely that properties fronting the proposed works area will be redeveloped in the near future.

 

2.   Harris Park (V2) – Wigram Street -

Harris Park is a Village Centre in the Elizabeth Macarthur Ward. The extent of works, subject to site inspection to exclude the eastern side of Wigram Street, will be the western side of Wigram Street between Marion Street 78 Wigram Street. Streetscape improvements will include paving, street furniture and landscaping. 

The rationale to consider works in this section of Harris Park;

·    Council has received a significant number of DAs for restaurants and food services businesses in this area

·    While Marion Street is complete, no works have been undertaken on Wigram Street.

·    Low vacancy rates and increasing reputation as a food destination, adjacent to the CBD

 

3.   Victoria & Park Roads Rydalmere (N11) - Centre set back from Victoria Road

This is a Neighbourhood Centre in the Elizabeth Macarthur Ward. The rationale to consider works in this Centre is:

·    There a 10 shops / businesses and a high number of vacancies (5).

·    Sections of the paving / street furniture are in poor condition

·    Graffiti is also high with 181 incidents reported in the November 2010 survey.

 

4.   Toongabbie Shops (N6) – Wentworth Avenue

            This is a neighbourhood centre in the Caroline Chisholm Ward. The main shopping area is          across the border in Holroyd. The rationale to consider works in this centre is:

·    Six years since last upgrade

·    Concerns raised by Councillors and community

·    Highest (worst) ranked suburb for graffiti incidents (401 in November 2010 G.R.I.P report)
