Comply with Department of Planning Direction to consolidate City Centre LEP and wider LEP.

Epping joint planning work with Hornsby Shire Council

Collaborate with Hornsby Shire Council to prepare planning studies as a basis to prepare a joint LEP for the Epping town centre.

City Centre Parking issuemaximum rates versus minimum rates

Council has resolved that a further report be provided on parking rates in the City Centre.  A workshop is also scheduled for March 2010.

Rydalmere B4 Mixed Use – planning study and amendment to the LEP

Councillors have expressed a desire to rezone this land through the draft LEP process.  The Dept of Planning has required that planning studies be conducted to substantiate this rezoning.  Land Use staff will assist City Strategy in preparing this.

Planning Proposal for rezoning and draft DCP as well as negotiation and delivery of VPA as resolved by Council.

City Centre Eastern Precinct review of FSR

Council resolved to prepare a planning proposal for the amendment of the FSR in the eastern precinct of the City Centre including consideration of other planning controls in conjunction with this work.

River Road West planning proposal

Council resolved to consider a separate process to potentially rezone the area along the river to the east of the City Centre.

Review of planning controls for Woodville Rd

The planning controls contained in the draft LEP are a reflection of the adopted RDS and intended as a “holding pattern” with further work to be conducted as older approvals begin to lapse or are enacted.

City Centre Height and FSR variations issue

The height and FSR controls in the city centre are essentially fixed with a maximum variation of only 10% allowed.  The “match between height and FSR is not always ideal and mechanisms to vary height and FSR are being explored.

Auto Alley urban design and planning study and amendment to LEP

The City Centre LEP deliberately suppressed development potential in the auto alley precinct to land bank the precinct.  The City Centre Vision document identifies this as a project to unlock development potential in a measured and controlled manner.  This will require urban design analysis and amendment to planning controls.

Westfields urban design and planning study and amendment to LEP

The City Centre LEP deliberately suppressed development potential for the Westfields block.  The City Centre Vision document identifies this as a project to plan potential growth of the block but in a manner that will contribute significantly to the City Centre.  This will require urban design analysis and amendment to planning controls.

RDS Deferred precincts including Emma Crescent, and other centres

Council has resolved that certain deferred RDS centres be reviewed to amend the relevant planning controls.

Heritage awards

The bi-annual heritage awards are conducted in November and require planning in advance.
